Commercial Road demonstrates how intelligent DfMA can combine architectural quality with construction efficiency - delivering a highly detailed aparthotel in the heart of Whitechapel with speed, precision and significantly reduced embodied carbon.
Offsite engineered for a complex urban setting.
The 14-storey, 5,000m² development was delivered using a hybrid structural solution combining precast concrete and structural steel, with more than 900 offsite-manufactured components and 247 integrated brick-façade panels.
Carefully engineered to complement its historic surroundings, the structural façade replicates the appearance and detailing of traditional brickwork while delivering the quality, consistency and programme advantages of offsite manufacture.

Building faster through integrated design.
Designing structure, façade and finishes as part of an integrated system helped remove traditional construction stages, accelerate follow-on trades and reduce complexity on site.
Pre-stressed floor units eliminated the need for structural concrete topping and downstands, creating thinner floors, simpler M&E distribution and earlier access for fit-out. Directly finished internal concrete surfaces also removed the need for traditional screed and plasterboard.
Windows, seals and brick finishes were incorporated offsite, while carefully concealed façade joints created a seamless finished appearance.
